The former Rodefeld homestead at Cottage Grove Road and Sprecher Road on the east side of Madison could become the site for a new apartment complex in two years.

Hovde Properties, the developer, has proposed a four-story, 75-unit building at 6510 Cottage Grove Road. The building is tentatively called Sprecher Road Apartments.

Dimension IV Madison Design Group, the project architect, filed a letter of intent with the Madison Planning Commission indicating a desire to begin construction in 2019 with a completion date of 2020.

The site is currently used for agricultural use and would need to be rezoned.

According to documents filed with the city, the 112,000-square-foot building would rest on 3 acres of land. It would feature about 73,000 square feet of open space, more than three times what is required by city standards.

Apartments planned in the complex, which would be rented at market rate, include 16 studios, 30 one-bedroom units, a single one-bedroom plus den, 18 two-bedroom units, and 10 with two bedrooms and a den.

Parking will include 77 covered stalls for vehicles and 38 surface stalls. There will also be room for 76 covered bicycle stalls and 12 surface spots.

The Rodefeld family first purchased 160 acres of land at this site in 1861. At least four generations lived on the property, and it gradually sold in pieces.

That final purchase of the property was made in January 2015, after Dorothy Rodefeld decided she would soon move. As part of the sale, it was agreed that no one else would live in the home after she moved away. In June 2015, she moved to Cottage Grove.

In late 2016, several items from the house were salvaged for reuse and a demolition team from R.G. Huston Company took down the 101-year-old barn.

Then, the Madison Fire Department conducted live burns in the house and outbuildings for hands-on training sessions.
